Real Estate Closing

Here are 8 Reasons:

1. Education & Experience

When “hiring” a Real Estate agent it frees you from having to know everything about real estate. The housing market post-crash is tricky. Real Estate Agents can help you maneuver through foreclosures, short sales, tighter lending standards, and a whole list of other issues.

2. Neighborhood Knowledge

Agents have intimate knowledge of the area they cover. They are in these areas daily seeing the conditions and sense of community. If your Real Estate agent doesn’t know the neighborhood you are looking or selling in, they know where to find the industry buzz about the area.

3. Professional Networking

Real Estate agents network with other professional’s, many of whom provide services you will need to buy or sell. When you are looking to finance your new home, many agents will already have a contact with local lenders. They can help you find a lender that will provide good services and act in your best interest.

4. Handling Paperwork

In the early 1970’s one page deposit receipts were all that was needed to purchase a house. Today’s purchase agreements run 7 pages or more. The initial purchase agreement is only the beginning of the process. Appraisals, inspections, and financing all pose potential down falls. A Real Estate agent can give you objective professional advice to resolve any issues.

5. Price Guidance & Negotiation Skills

Real Estate agents do not select prices for sellers or buyers. Real Estate agents can give honest information about what the homes are selling for, what buyers are looking to spend, and even what banks are lending. Real Estate agents have great negotiation skills because they can remove themselves from the emotional aspects of the transaction. They can see what other homes in the area have sold for and in what conditions those homes were in. Being informed and setting the right price can help your home sell faster.

6. Getting your home on the MLS

The multiple listing services is magic for sellers. Once in the MLS, a home is sent to dozens upon dozens of online sites and into buyer’s agents hands. According to the National Association of Realtors®, 88% of buyers use a Realtor®.

7. Answer Questions after Closing

Many questions can come up that you overlooked in the excitement of closing. Good agents stand by ready to assist and answer questions.

8. Agents are forced to put you first

A Real Estate agent is bound by law to act in the sellers or buyers interest. Their job is to serve you in buying or selling a home. They cannot steer you in one direction for their personal gain. They are out to protect you and help you navigate on the most important decisions of your life. Best of all, it doesn’t cost the buyer anything to use a Real Estate agent. Agents get paid from the seller at closing.
